Owning Vacation Properties In Different Areas.

The vacation rental business is sometimes a odd creature. For many owners the ebb and flow of peak seasons are like clock work. The Panhandle of Florida starts to heat up just as the north does, and follows the college spring breaks year after year. May tends to be slower and as soon as Memorial weekend hits it is hard to answer all of the calls.

It may seem strange to others the summer is the peak season in northern Florida, but it is a big family vacation destination. That said southern Florida has a bit of a different peak season, even though they enjoy a vibrant summer vacation rental season, winter is a very busy season for them with many northerners escaping the cold. Canadians love Florida and marketing to their cities is a good way to get renters.

Often vacation rental owners that hold several properties often have them in the same general vicinity. There is merit to this decision, but having properties with different peak seasons is not a bad idea as well. The Smoky Mountains has a big fall travel season and runs all the way to New Years. They of course do well all summer long.

A home in southern climates can keep you cash register ringing all winter long with snowbirds, and any beach property does well during the summer.

Certainly there are difficulties with having properties in different locations, such as having to use different cleaning companies, different maintenance people. There are also benefits, remember there are tax deductions available when you have to travel to your property to inspected, clean, and repair.

Of course always check with your tax adviser about deductions, and call ivol.biz to set up your properties. Through their online system you can automate the cleaning crew so that they are notified of each cleaning, You can store your list of service providers in their system so that you or your on site manager can contact them in short notice.

VRBO, Homeaway, Vacation Rentals. Rentalo, When Is It Enough Advertising.

Are You  Spending Too Much On VRBO, and Homeaway ?

If you are running a successful vacation rental business or have a vacation house or condo that you rent out, you have un-doubtably heard of one or all of these websites. You may actually be using one or all of them. Some of these websites can be expensive but combine the cost of several of these and you could be spending a small fortune on listings for your property. One key factor to decide when you have reached a tipping point is when you return is no longer worth the investment.

When starting out renting your vacation property or properties you need a lot of exposure, but if you have been renting your property for a while and have taken advantage of ivacationonline's website offer you have most likely built up some repeat customers. Not only have you built repeat customers but you most likely have some ranking on the search engines. Ivacationonline even offers a service to help get your website ranked. Back to the point at hand, do I need all of the listing I'm paying for? Here is the first thing I would ask. Are your properties booked as much as you feel they can be? Are you turning away potential renters for the same weeks over and over again. Do you have multiple properties?

If you answered yes to these then most likely you could start scaling down some of your ads. You may want to just lower you subscription level on some, or get rid of 1 or 2 all together. 1 thing about having multiple properties is that you can refer inquiries from a property that is already booked to another property. Another tactic to save money is to build a network of other owners in your area. When all of your properties are booked start referring them to other owners and ask them to do likewise. This is free and a referral is good way to build confidence with the renter.

So lets say you do stop a few of your listing and you feel your bookings are not what they used to be, you can always turn your listing back on and typically the website has all the information saved so that you don't have to build the listing all over again.

Give reducing your listing a try if you feel confident that your bookings can be maintained. It could mean the savings of thousands of dollars each year for advertising your properties.

Hurricane Insurance When Traveling. Do Not Travel Without It!

As of Monday afternoon Tropical Storm Isaac is intensifying and is expected to make landfall late Tuesday or early Wednesday on the northern Gulf Coast as a hurricane, forecasters said on Monday.

The storm--with sustained winds of 65 mph--is moving northwest at 14 mph. According to the National Weather Service, New Orleans is in the projected path of the storm. Wednesday marks the seventh anniversary of Hurricane Katrina, which devastated New Orleans and the Gulf Coast in late August 2005.

Hurricane warnings have been issued along the northern Gulf Coast from Morgan City, La., to Destin, Florida. According to the National Hurricane Center, a storm surge between six and 12 feet could threaten the northern Gulf Coast if the storm makes landfall during high tide.

I know many of our rentors and owners are in the path and have already dealth with the storm. Anyone who has properties in these areas have probably dealt with question from rentors and potential rentors alike.

What happens if a hurricane hits the condo or house that you rented?  Will the owner refund your money? Good questions! ivacationonline.com has partnered with Travel Guard to help you with whatever Mother Nature throws at us. No one should go on a trip without travel insurance. ivacationonline.com offers the unique ability to purchase this security-giving insurance right on the site. With coverage available for bad weather, ivacationonline.com offers you the ability to customize and purchase your insurance while making the reservation.

This is a win win for owners and rentors alike. Peace of mind for the rentor who will know their hard earner vacation is insured and as a owner you benefit from guests who are happy and become repeat customers.

Travel insurance allows rentors to vacation with the peace of mind that their investment is backed up by the chosen type of insurance. With plans available in the $50.00 range, travel insurance is more affordable than you might think. An estimate is always given before you purchase, and you can check this insurance option out by clicking here. Travel Insurance

Still Time To Book Your Summer Vacation

It seems just like yesterday I was writing that summer has finally arrived and now it seems like summer is almost over. It is only 5 weeks until many schools are back in session. Don't panic, if you have not planned your summer vacation and have just started trying to find a home to rent in some of the more popular destinations, you still have time and you can still find a place to stay. You may even save yourself some money in the long run. Even tough ivacationonline.com is a fantastic website to manage your vacation property and to get more bookings for your listing than any other website, there are always a few weeks that have not been booked by someone for one reason or another.

You can search the ivol database for the area you want, date, how many bedrooms, and property type. Very rarely does every single property have the week you are looking for completely sold out. When you find one you can contact the owner to work out a price for those last minute bookings. Often times many owners are willing to offer a discount for a week they have rented which is quickly approaching. A word to wise, don't insult a property owner and make a offer of $1000 for a property that rents for $3000 during that time frame. In most cases if you do that the owner may not reply back to you. Just make a reasonable fair offer for the property you want. In many cases the owner has already lowered the price, or has posted a coupon or special for the property, so there is no need to haggle over a price.

In some instances owner will not negotiate prices, don't be offended by this. Often times to avoid wheeling and dealing and to keep their prices fair for all of the renters, the owner will set a fair price for the property and keep to that price, even if the unit may go empty a week. I personally like this approach that way my renters know they are going to get the best price available on my properties and do not have to worry about negotiating for a deal.

So if you are still in need of a vacation rental property, relax visit ivacationonline.com and find the perfect rental at the price you want to pay.

Make Your Vacation Property More Profitable

Summer is here and it is in full swing. As a vacation property owner you need to maximize your return on your investment. This means finding ways to save and cut costs were you can. For those of you who own property in hot climates one easy simple to save money is to install low E window film on your windows that are exposed to heavy and direct sunlight.

Direct sunlight can heat up a home very quickly and allowing the full brunt of that light to travel through your window and to heat the interior of your home only makes it more difficult to keep it cool.

Ivacationonline online property owners are all over the US in areas such as Florida, Alabama, Mississippi, Georgia, Arizona, South Carolina and other typically warm states. These areas see sunshine typically all year and having a quality window tint can save you thousands in the long term.

First it will lower you cooling bill starting the very first day it is installed. You can pick the level of darkness of the film. 50% - 60% is normal. This reduces the suns rays but still allows natural light in. By reducing the sun light and lowering the strain on your AC unit to try to keep the home cool, you prolong the life of your AC unit, once again saving you money.

Here is one hidden benefit of window tint, it helps prevent fading of curtains, furniture, carpet, and other materials inside your home or condo.

One last point to cover is to check with your local power company or local government agency to see if they are offering a rebate to you for using window tint. Gulf Power in the Panhandle of Florida offers a rebate and it is not a drop in the bucket. A typical house can get $200-$300 back for using a certified window tint.

Getting the maximun from your vacation property.

So you now have a ivacationonline.com property management software website and you have turned you once money pit vacation property, 2nd home, beach front condo, mountain chalet, or ski lodge cabin in to a profit center. So what do you do now? Just sit and let the money roll in? Sure you could do that but if you follow Joe Godar’s marketing plan, you should be buying listing on VRBO, HomeAway and other vacation rental listing websites. They are great websites and get you plenty of inquiries, but they do cost money. They certainly more than pay for themselves but any expense eats in to your bottom line. If you do not have the time to spend on marketing your property yourself they are a absolute necessity. However if you do have time to work on marketing your property there are steps you can take to possibly eliminate a few of your paid listing.

In the next few series of blog posts, we are going to show you a few of the ways to market your property that are low cost or even better, FREE!
Today we are just going to focus on Facebook. If you have not visited the Ivacationonline.com’s Facebook page please do so here and give us a LIKE while you are there. http://www.facebook.com/#!/pages/ivacationonlinecom/295440638931
Facebook will allow you to stay in contact with current customers, past customers, and reach new customers. One of your goals as a vacation property owner is to get your guests to return. Returning guests are easy to work with, take less time to explain the process and do not need to be sold again. On Facebook your existing guests share pictures and links with each other about your home and potentially can bring you new renters. This is great because it costs you nothing to market your rental property.
You can update pictures of your property, announce sales, invite others, it is one great to help you get more and keep more renters.

If you not tuned in to it you may not know but you need to. The internet is how a large portion of the world now searches for and books their vacations. If you have a vacation rental property or several you must be advertising on the internet. Advertising on the internet can be very cost effective, especially in the long run. One way is to build a good website.

A website once built will not only offer a place for your potential renters to see more information, updates, rates, policies, availability, how to contact you, and most importantly they can book their stay and pay you.

I know what you saying, "I don't know how to build a website". That is where ivacationonline's group of web developers comes in. For a one time low fee they will build you a custom website for all of your properties, and it will be built with custom search engine optimization features so that your website can be easily indexed and found on all the major search engines such as Google, Yahoo, and Bing.

Unlike advertising on Homeaway, VRBO, Vacation Rentals, you control everything on the site and how much you want to put on it. There are no separate charges for adding pictures, video, maps, pages, etc. You do not get a large bill every year like you do from the big vacation rental listing companies. There is a small annual hosting fee and that is all.

A website is a renters first chance to get a first impression of your property. With a clean, attractive, easy to use website your potential renter will know that they can rent from you with confidence.

To see a list of website templates and to get all the details of having your own website for all of your vacation properties please visit www.ivacationonline.com/Management_Templates.asp

School is almost out and summer time family vacations are being booked by the hundreds of thousands right now online. I know of many summer vacations that have been ruined because of last minute planning, or waiting to think that you can get a last minute deal.

In popular vacation destinations this is usually not the case. Popular beach or mountain areas only have so many so rooms, condos, and homes available and the best ones get booked up fast for a good reasons. Typically the owner that discounts his property extremely in peak periods does so for a reason. One reason for this can be a bad reputation for not taking care of his unit or some other reason.

There is the flip side of last minute deals as well and that is when owners raise the price of their units because demand is high and supply is low. You could end up paying much more to stay if you wait to book your stay 1 week before your planned trip versus booking it 4 months in advance.

Booking in advance is you best bet. This way you can be confident you will have a good place to stay at a good rate, and your deposit is often time refundable should you need to cancel. ivacationonline.com has a travel insurance that is available for a fee that will allow you to cancel for any reason and get your booking deposit refunded.

Many people think of ivacationonline.com as a website that offer vacation rental management software but do not realize that they are also one of the worlds premier website to renters to book short term and long term vacation rentals. They offer vacation rentals in all of the best vacation hot spots and have the best rental rates for these destinations. Stop by ivacationonline.com to check out the large list of rental properties available and book your next vacation through them

Beware Of Fake Email From Homeaway.

As many of our customers are Homeaway customers as well, we here at ivacationonline.com felt that is was important to share this information with our customers and followers. The HomeAway Security team discovered an unauthorized and false email solicitation inviting customers to download free anti-theft software from HomeAway. This email is not from HomeAway.

These types of attacks often appear to come from a company you trust such as your bank, credit card company or even your favorite department store, but this email looks like it comes from HomeAway themselves. Always practice caution when clicking on links in email. Simply clicking on a link in this email will cause the unauthorized software to download onto your computer.

If you receive this email that appears to come from Homeaway, do not click on any of the links in it.

If you already clicked on any link in the email, and believe you may have installed this unauthorized software, contact HomeAway's Customer Support Team by phone at 877-228-3145.

Save Time With Ivacationonline's Email Quote System

ivacationonline.com's new email quoting system.

Are you ready to stop wasting time when it comes to replying to rental inquiries for your vacation home or condo? ivacationonline unveils its new Email Quoting System for vacation rental inquires. During the busy seasons of the vacation rental business the inquiries can come in droves. This is especially true when you are property manager and are handling the bookings for ten, twenty, thirty or more properties. With the average property getting 20-30 inquiries a week, multiplying that amount of emails by 30 can lead to an email overload.

Individually answering each email with additional information and pricing, not only wastes time but can cost you bookings as well. The new email quote system gives you the option of answering emails with a single click or just a simple copy and paste.

The email quote system gives you 3 options:

  • Property is available email
  • Property is unavailable email
  • Visitor email

In each pre-propagated email you can put in pertinent information, answer redundant questions, send a price quote, and have a link directly to your properties booking page. This saves you time by not having to answer several emails to the same potential renter, and because now they have practically everything they want to know in one email they can make the decision to rent your property.

Many vacation rental customers will send out 10 or more inquiries and normally cannot remember which property was which, but with the ivacationonline.com Email Quote System you will be sending them; a picture of the property, the address, the pricing breakdown, down payment amount, security deposit, and payment schedule. Don't forget the email includes a direct link to your booking page so that a renter can book their stay online with ease. This link to the booking page makes it easier than ever for a potential renter to book you property online.

The system, once you have set up your responses can save you approximately 80% of the time you were spending answering emails. That is correct 80%, and this time saved is money made. It is proven in this industry that home owners and managers who respond faster to inquiries GET MORE BOOKINGS!

Another great feature of the system is when a visitor clicks on your Email Quote button they have the option to send all of the information to every person in their party. This is a major factor in getting more booking and renting your property faster. Every property owner has heard this, "I love the place but I have to show it to the others in our group to see if it is ok with them". Now everyone involved gets all of the information instantly so that your potential vacationers can make a decision faster.

So now that you know all of the time saving benefits, the money making advantages, and the customer service upgrades, you're probably asking what will this additional service from ivacationonline.com cost me. The answer is, nothing, that's right, if you are already a member of the ivacationonline.com property management software system website there is no charge to you, it' free! Also if you are not already a member of ivacationonline.com simply sign up for a 30 day free trial and see how easy renting your vacation home or condo can be.
