The vacation rental business is sometimes a odd creature. For many owners the ebb and flow of peak seasons are like clock work. The Panhandle of Florida starts to heat up just as the north does, and follows the college spring breaks year after year. May tends to be slower and as soon as Memorial weekend hits it is hard to answer all of the calls.

It may seem strange to others the summer is the peak season in northern Florida, but it is a big family vacation destination. That said southern Florida has a bit of a different peak season, even though they enjoy a vibrant summer vacation rental season, winter is a very busy season for them with many northerners escaping the cold. Canadians love Florida and marketing to their cities is a good way to get renters.

Often vacation rental owners that hold several properties often have them in the same general vicinity. There is merit to this decision, but having properties with different peak seasons is not a bad idea as well. The Smoky Mountains has a big fall travel season and runs all the way to New Years. They of course do well all summer long.

 A home in southern climates can keep you cash register ringing all winter long with snowbirds, and any beach property does well during the summer.

Certainly there are difficulties with having properties in different locations, such as having to use different cleaning companies, different maintenance people. As of Monday afternoon Tropical Storm Isaac is intensifying and is expected to make landfall late Tuesday or early Wednesday on the northern Gulf Coast as a hurricane, forecasters said on Monday.

Still Time To Book Your Summer Vacation

It seems just like yesterday I was writing that summer has finally arrived and now it seems like summer is almost over. It is only 5 weeks until many schools are back in session. Don't panic, if you have not planned your summer vacation and have just started trying to find a home to rent in some of the more popular destinations, you still have time and you can still find a place to stay. You may even save yourself some money in the long run. Even tough is a fantastic website to manage your vacation property and to get more bookings for your listing than any other website, there are always a few weeks that have not been booked by someone for one reason or another.

You can search the ivol database for the area you want, date, how many bedrooms, and property type. Very rarely does every single property have the week you are looking for completely sold out. When you find one you can contact the owner to work out a price for those last minute bookings. Often times many owners are willing to offer a discount for a week they have rented which is quickly approaching. A word to wise, don't insult a property owner and make a offer of $1000 for a property that rents for $3000 during that time frame. In most cases if you do that the owner may not reply back to you. Just make a reasonable fair offer for the property you want. In many cases the owner has already lowered the price, or has posted a coupon or special for the property, so there is no need to haggle over a price.

In some instances owner will not negotiate prices, don't be offended by this. Often times to avoid wheeling and dealing and to keep their prices fair for all of the renters, the owner will set a fair price for the property and keep to that price, even if the unit may go empty a week. I personally like this approach that way my renters know they are going to get the best price available on my properties and do not have to worry about negotiating for a deal.

Beware Of Fake Email From Homeaway.

As many of our customers are Homeaway customers as well, we here at felt that is was important to share this information with our customers and followers. The HomeAway Security team discovered an unauthorized and false email solicitation inviting customers to download free anti-theft software from HomeAway. This email is not from HomeAway.

These types of attacks often appear to come from a company you trust such as your bank, credit card company or even your favorite department store, but this email looks like it comes from HomeAway themselves. Always practice caution when clicking on links in email. Simply clicking on a link in this email will cause the unauthorized software to download onto your computer.

If you receive this email that appears to come from Homeaway, do not click on any of the links in it.
